Three services carry a minimum charge. It is the least I charge to turn up, whatever the size of the job.

These are the only things that change a figure. None of them is a surprise on the day, because I confirm the price before I start.
Size of the house
Windows run from £18 to £32 and gutters from £55 to £120, from a 1 to 2 bed up to a 5+ bed.
A conservatory or extension
Adds from £4 to a window visit and £20 to a gutter clear. The conservatory roof is a separate job.
How often
The window table is the 4-weekly price. Every 8 weeks adds roughly 15%.
Booking two things together
Gutters and fascias in the same visit take 25% off the gutter clear.
- Area and surface. Drives are charged by the square metre. Re-sanding block paving adds £1.50 per m².
- Heavy staining or thick moss. Can add a little. I confirm it from a photo first.
- A large or unusual job. Big ground-mounted or commercial solar arrays are quoted one by one.
One-off or on the round
The window prices on this site are round prices. A one-off is available, and I price it when I see the house.

- On the round the glass never gets far behind, so there is less to lift each visit. That is why the round costs less.
- I do not publish a one-off window figure, because two houses of the same size can be a year apart in dirt.

What does window cleaning cost?
From £18 every 4 weeks for a 1 to 2 bed house or bungalow, up to £32 for a 5+ bed or large detached. £18 is also my minimum charge.
How much is gutter cleaning?
From £55 for a 1 to 2 bed house, up to £120 for a 5+ bed. Add £20 for a conservatory. Book it with fascias and soffits and the gutter clear drops 25%.
How much does it cost to clean a driveway?
£3.50 per m², with a £120 minimum charge. A typical 2-car drive is about 50 m², so from £175. Re-sanding block paving adds £1.50 per m².
